How This Norwell Family Sold Their Home After a Slow Launch, and Still Got Top Dollar

When Ken and Cornelia Poletti called me this year to sell their Norwell home, it wasn't the first time we'd worked together. I'd helped them buy this exact house during COVID, when they relocated from California. Selling it years later meant closing a full circle, but it didn't come without a few bumps along the way.

Relocating to the South Shore of Massachusetts, Then Selling Years Later

Ken and Cornelia found their ranch on Ford's Crossing in Norwell during the middle of the pandemic, moving in from California. We toured many homes together before this one, and once they found it, the single level layout felt familiar and easy for them, very much in keeping with the California style they were used to. Over the years, they made real investments in the home: new hardwood floors, a Mass Save energy audit followed by a new Blue Bear heating system, and a radon mitigation system. What started as a house they searched hard to find became a home they'd completely transformed.

Earlier this year, with their daughter getting married and questions about spending another winter in New England, they called about selling. Maybe Italy was next.

The Challenges They Faced

We did our full whiteboard presentation, landed on a price together, and prepared the home for the market. But my sellers had one firm request. No open houses, only a broker tour. In a town like Norwell, where buyers are used to walking through homes on their own time, that decision slowed our launch more than expected.

To add to it, a more typical New England style home hit the market the same weekend at a similar price, a colonial with a pool, a finished basement, and four bedrooms. It was more in line with what a lot of South Shore buyers are searching for. We still landed three offers right away, all at asking price, but my seller had expected a bidding war. He turned every offer down and raised the price instead. The house sat.

The Strategy That Made It Work

At that point, my seller agreed to open houses, and the feedback we got was excellent. The home really is beautiful. But he wasn't satisfied with some of the original exterior photos, so once the trees filled back in and the lawn came in green for the season, we relaunched. New photography, a rewritten listing description, and a fresh push across our marketing channels.

Not every listing moves fast, and having a plan for what to do when one sits matters just as much as the initial launch. Staying flexible and continuing to listen to what my sellers actually wanted was what got this one moving again.

The Outcome

While I was away in Ireland for a family wedding, I got a call about a buyer who wanted to see the home. Their parents live right down the street, and they had two new babies. I asked my colleague Marybeth McGillicuddy to cover the showing, and it turned out the buyer was her husband's childhood next door neighbor. That buyer signed on with Marybeth as their agent, and we had an offer shortly after.

The home inspection turned up a few items, and my sellers agreed to a lower sale price to keep things moving forward. The home closed at $1,535,000. The day before closing, Ken and Cornelia walked the new buyers through the house themselves, showing them every light switch, the irrigation system, the central vac, and how to change the water filters. They left the home spotless, down to patched and sanded nail holes.

What This Means for You

Selling a home in Norwell, or anywhere on the South Shore, rarely follows a straight line. What matters is having someone who can build a plan, adjust it when needed, and keep your goals at the center the whole way through.
