She Pulled Over and Built the Offer from Her Car. Nearly 4 Years Later, They Closed.

It was July 13, 2022. Dawn Hadley was in the car on her way to host 75 clients at the annual Engel & Volkers polo appreciation event in Newport, Rhode Island, when her phone rang.

It was Jen and Andrew Burns — referred by Rob and Caitlyn Mossesian, Dawn's neighbors in Hemlock Woods. Rob is Andrew's brother-in-law, and he trusted Dawn enough to send his own family. A house was coming on their street in Weston Farms, Duxbury. They needed help. Now.

She pulled over and built the offer from the front seat.

They did not win that first round. But the strategy that began that day ended nearly four years later with a simultaneous buy-sell, eight competing offers, and a family of five finally home on the street they refused to leave.

The Burns Family and Weston Farms, Duxbury

Jen and Andrew had been living on Simmons Road in Weston Farms — one of Duxbury's most sought-after and tightly held neighborhoods. Three daughters. Both working from home. A house they had completely outgrown.

They needed more bedrooms, a real backyard, a downstairs play area for the girls, dedicated office space, and enough bathrooms that mornings worked. Their rule was absolute: Weston Farms only. No substitutes, no compromises.

The challenge: in Weston Farms, a home that fits that description comes on the market roughly once every two to two and a half years. When one does, the competition is immediate and fierce.

The First Attempt — and the Strategic Pivot

The July 13 car call led to a first offer on Rachaels Lane. It became a multiple-offer situation. Jen and Andrew made an honest call: they were not comfortable going as high as the market demanded. They stepped back.

Rather than simply waiting, Dawn asked: what can we do with the time?

Two-Plus Years of Strategic Preparation

Dawn conducted a thorough buyer-perspective walkthrough of 11 Simmons Road — everything a future buyer would see, question, or want changed. She built a targeted improvement list with a stager and interior designer: value-add work designed to increase appeal without unnecessary expense.

Over the next two-plus years, Jen and Andrew worked through that list. In parallel, Dawn was building the sell-side infrastructure: professional staging, photography, a Matterport 360 tour, a social media video, and complete marketing materials — all finished before 4 Rachaels Lane ever listed. In a micro-market, when the window opens, you cannot scramble. You have to already be ready.

The Whisper — and an Agent Who Already Knew the House

In November 2025, the call came: whispers that 4 Rachaels Lane was coming to market. Dawn had sold that exact home eight years earlier. She knew every room. She told Jen and Andrew immediately: this is the one.

Alison Estabrooks at Coldwell Banker listed it beautifully. The sellers had invested in a thoughtful redesign. It checked every box. After nearly four years, the Burns were not passing this time.

The All-In Offer — and the Term That Won

Dawn worked with David Conti at Leader Bank and the Burns' financial advisor to determine the absolute maximum they could offer. Then she built the offer around more than price.

Eight offers came in. Sellers in a multiple-offer situation are not simply choosing the highest number — they are choosing certainty and ease. Dawn structured a rent-free use and occupancy agreement through spring break: an early close, with the sellers staying in the home rent-free until their family schedule permitted a smooth move.

That term removed more friction than any competing bid could match. The Burns' offer was accepted.

The Sale of 11 Simmons Road

The moment the offer was accepted, 11 Simmons went live as coming soon. Every piece of marketing was already built. Over fifty parties came through the open houses. The right buyers found it — Maggie and Jack, represented by Liz Bone. Kelly Barden at Tim Sherman Law handled the purchase and sale for the Burns throughout. Weston Farms gained two new families.
