Pat Bean had lived in her Marshfield home for 47 years. She and her husband raised three daughters there, hosted the whole neighborhood at their pool, and filled every closet and bookshelf with a life well lived. At 85, after losing power last winter despite a whole house generator, Pat knew it was time to find something that let her age in place, close to family.

The Strategy That Made It Work

The response was immediate: 29 private showings and open houses that ran Thursday through Saturday. We set an offer deadline for Saturday night and received 10 offers, all over asking, several in cash.

Then came the real test. As soon as the purchase and sale was signed, I did what I always do on my listings: a pre-smoke inspection ahead of the official one. This house needed seven new smoke alarms and three new carbon monoxide detectors to meet Massachusetts code, so I got them installed before the fire department was even scheduled to come through. Days later, the Marshfield Fire Department experienced an unexpected loss within their ranks, and our smoke certificate appointment was cancelled with no reschedule date. We worked with the department to get a new appointment for the day after our original closing date. Then, during the final walkthrough, the buyer's agent discovered the heating system wouldn't turn on, since it had never been tested during an August listing. I met the plumber on-site using a secure, one-time lockbox code, and the furnace was running again within hours.

The Outcome

We closed two days later than originally planned, but we closed. Pat sold her home for $920,000 against an $800,000 list price, and she's now settled next door to her daughter and grandchildren.
