How First-Time Buyers JP and Halle Won a Home in Marshfield After 70 Showings and 4 Offers

Buying your first home on the South Shore of Massachusetts is not a straight line. For JP and Halle O'Neil, it was 70+ showings, four offers, and several months of searching before they finally had keys in their hands.

 
 
 

 

 

 
 
This is their story — and a few of the strategies that made it work.

WHERE IT STARTED

JP and Halle are newly married. They grew up in Duxbury and have family all over the South Shore. But they work and go to school in Boston, so the commute was something we had to factor in from the very beginning.

We started where I start with every buyer: a Dream Session. We talked through what they actually wanted in a home and a town — not just the specs, but the life they were building. Then I sent them out for Town Homework: a full day in each town they were considering. Coffee shop, library, main street, the police and fire station, a local barbershop. Read the town paper. Walk around. Get a feel for whether you could actually picture yourself there.

That clarity helps. A lot.

THE BUDGET REALITY

JP and Halle came in hoping to stay under a million dollars. That is a reasonable goal — but the South Shore market had a clear message. At that price point, in towns that met their commute and lifestyle requirements, turnkey options were hard to come by.

We widened the search. We looked at homes from Duxbury to Concord, and many towns in between. By the time we found the right fit, the purchase price was $1,015,000. Not where they started — but absolutely where they needed to be to get a home that worked for their life.

STAYING ORGANIZED THROUGH 70+ HOMES

When you tour more than 70 properties, you need a system. I built JP and Halle a home evaluation spreadsheet so they could track every home they visited, compare features side by side, and stay clear-headed through a long search. Without that kind of organization, details blur together fast.

We started in January with a goal of being in a home before summer ended. Four offers came and went before one finally held.

THE TOOLS THAT WON THE OFFER

Before we made a single offer, I connected JP and Halle with Christine Fiske at Eastern Bank. Christine offers a loan product called the HOME Run Loan, and I had a feeling it would matter. In a multiple-offer situation, the strength of your financing can be the difference.

It was.

When we found 71 Ice House Lane in Marshfield, we came in with two things working in our favor: the HOME Run Loan backing their offer, and an escalation clause that automatically moved their bid above any competing offer up to a number they were comfortable with. That combination won the deal.

HANDLING THE INSPECTION

The home had some older systems — not unusual or a dealbreaker, but worth addressing. For a first-time buyer, older systems can feel more nerve-wracking than they might for someone who has owned before. So we negotiated an American Home Shield ShieldComplete home warranty as part of the transaction. That gave JP and Halle real protection and genuine peace of mind heading into their first year of homeownership.

THE KEYS

On closing day, we handed JP and Halle the keys to 71 Ice House Lane.

Close to family. Room to entertain. Space for a basketball hoop. A home that fit their life — not just their spreadsheet.

For me, this one was personal. JP is one of my son's closest friends from high school. My son was counting on me to get his people into the right home. That is the kind of trust I do not take lightly.
