Sarah and Keith weren't looking for a house. They were looking for room to grow. Their Scituate beach cottage was perfect when it was just the two of them. But two kids and a dog later? Not so much. They needed a yard. A man cave for Keith. Storage for all the stuff that comes with a growing family. And honestly? They just needed more space to breathe. And this is the closing story of 289 Congress Street in Duxbury. --------------------------------------- Sarah and Keith came to me through a referral. Their friends Andrea and Josh — a couple I helped buy a home in Duxbury earlier this year — told them: call Dawn. That kind of referral means everything to me. We sat down and had what I call a dream session. We talked about what they needed, what they wanted, and what they were willing to wait for. And they told me something important: they also needed to sell their Scituate home. That detail matters. A lot. I'll come back to it. --------------------------------------- We started looking in February. Their two kids came to showings. I love that. Buying a home is a family decision, and these kids were part of it. We searched for months. Thirty-seven homes. Every single one of them taught us something about what this family really needed. Not enough yard. Wrong layout. The man cave situation was not being addressed. But here's the thing about a long search: when the right home comes along, you know it. And you're ready. --------------------------------------- Then 289 Congress Street came on the market. I knew immediately. This was the one. Room for a man cave. Check. Big yard for the kids. Check. Entertaining space. Check. A deck overlooking a pond — that was the bonus nobody expected. But here's what really got them. Sarah and Keith were leaving their Scituate beach life behind. That was hard. They loved the water. And lo and behold — we found them a water view in Duxbury. In their price range. That's not luck. That's knowing what your buyers really need and not stopping until you find it. We put in the offer. And we got it. --------------------------------------- Now — not every closing goes smoothly. And I want to be real with you about that. Sarah and Keith were buying and selling at the same time. That creates a financing challenge. To make their offer competitive, we needed to get creative. We worked with their lender, Colin Brennan of Maritime Mortgage, to structure a bridge loan. A bridge loan allows buyers to access the equity in the home they haven't sold yet — so they can close on the new home first. It took longer than a typical transaction. There were tough conversations. But listing agent Christine Daley of William Raveis, the seller Jim, attorneys Mike Brust of Kellem and Kellem and Kelly Barden of Tim Sherman Law, and Colin — they all stayed at the table. That's what a great team does. --------------------------------------- We handed Sarah and Keith the keys to their new home in Duxbury. And Jim — who built that home in 2014 and has loved it ever since — got to move on to his next chapter, knowing the gardens he planted would be cared for. The peonies were in bloom the day we closed.
